We understand that maintaining a rental property can be time-consuming and stressful. That's why our team at VHS Property Management takes care of coordinating all maintenance and repair work on your behalf. We work closely with trusted contractors to ensure timely repairs are carried out without compromising quality or exceeding budgets. Proactive maintenance not only keeps tenants happy but also preserves the value of your investment over time.

Handling Tenant Calls, Violations, and Lease Enforcement

Tenant communication is crucial for successful property management; however, it can be challenging when dealing with multiple properties or difficult renters. At VHS Property Management, we handle all tenant calls promptly - addressing concerns professionally while enforcing lease terms consistently across all rentals under our care. This includes managing tenant violations such as late rent payments or unauthorized alterations to the premises - ensuring compliance without damaging landlord-tenant relationships.

Standardized Pet Screening Procedures

We utilize PetScreening.com's comprehensive screening platform to assess each renter's pet or assistance animal individually. The platform evaluates various factors such as breed, size, vaccination records, and behavior history before assigning a "FIDO Score" that helps determine whether the applicant's pet is suitable for your property. By implementing this consistent approach in evaluating potential tenants with pets or assistance animals, we ensure fair treatment while minimizing risks associated with renting to pet owners.

Professional Lease Preparation

Our knowledgeable staff are devoted to crafting comprehensive leases that adhere to all legal standards while addressing any individual needs or worries you might have as a landlord.

We take pride in our thorough tenant screening process, which includes pulling credit scores, conducting criminal background checks, and verifying past evictions. Once this information has been gathered and analyzed, our team prepares comprehensive lease agreements tailored to each individual situation. These documents clearly outline the terms and conditions of the rental arrangement, such as rent amount, security deposit requirements, maintenance responsibilities, pet policies (if applicable), and more. This attention to detail helps prevent misunderstandings between landlords and tenants while protecting your investment.

Culpeper Area Information

After forming Culpeper County, Virginia, in 1748, the Virginia House of Burgesses voted to establish the Town of Fairfax on February 22, 1759. The name honored Thomas Fairfax, 6th Lord Fairfax of Cameron, who was proprietor of the Northern Neck, a vast domain north of the Rappahannock River; his territory was then defined as stretching from Chesapeake Bay to what is now Hampshire County, West Virginia.

The original plan of the town called for ten blocks, which form the core of Culpeper's downtown area today. The original town was surveyed by a young George Washington. In 1795, the town received a post office under the name Culpeper Court House, although most maps continued to show the Fairfax name. The confusion resulting from the difference in official and postal names, coupled with the existence of Fairfax Court House and Fairfax Station post offices in Fairfax County, was finally resolved when the Virginia Assembly formally renamed the town Culpeper in 1869.
