Am I required to make my property available to Section 8?No, accepting housing vouchers may be decided on an individual basis.
Are you licensed?
Yes. We are a Brokerage Firm licensed in the Commonwealth of Virginia. We belong to the National Association or Realtors, Virginia Association of Realtors and The Greater Piedmont Association of Realtors. We are also a member of the National Association of Residential Property Managers.
Can I reach you after hours?
We are available to owners and tenants 24/7 for emergencies.
Can you put the money directly into my account?Yes, we use a software system that allows for direct deposit as well as an owner portal that will house all your important documents and financial history.
Do I get to see the lease or sign it?
We would be happy to share the lease we use for you to view. However, VHS Property Management signs the lease documents on your behalf. Once it is signed by the tenant, it is emailed or mailed directly to you for your records. In addition, it will be stored in your Owner Portal for viewing at any time.
Do you sell real estate too?
Yes. We have a Sales Division to help you with buying or selling.
How and when do I get paid?Rents are received by owners on or about the 15th of the month.
How is rent collection handled?
VHS collects all rents, any deductions are then deducted prior to paying the landlord. Tenants have the option to pay online through their portal, mail their payment to us or drop it off in person.
How long of a lease do you sign?On average 1 to 2 years.
How much security deposit do you charge the tenant?Minimum is 1 months rent. Pet deposits start at $500.
How soon can you start managing my property?In about 10 days.
What type of properties do you manage?
Individual condo units, townhouses, single family homes, multi unit homes and some commercial.
