Tenant FAQs
Our Tenant FAQ section is designed to answer the most common questions about renting with VHS Property Management in Culpeper, Warrenton, and the Northern Piedmont. From paying rent and handling maintenance requests to pet policies, inspections, and move-out requirements, these resources provide clarity and help you understand what to expect during your tenancy. How do I pay my rent?
Rent can be paid electronically through the Tenant Portal or by mailing a check or money order. Please note VHS does not accept cash payments.

When is rent due?
Rent is due on the 1st of each month. A five-day grace period applies before late fees are charged.

Can I have a pet in my rental?
Pets are accepted on a case-by-case basis and only if the property owner allows pets. All pets must go through our PetScreening process.

What should I do if I have a maintenance request?
All maintenance requests must be submitted through the Tenant Portal for prompt service.

What happens if I caused the problem with a repair request?
If the maintenance issue was caused by the tenant, the tenant will be charged for the cost of the repair.

What if there is an emergency maintenance request?
Call the VHS Management office during business hours or use our emergency hotline after hours, weekends, and holidays. True emergencies generally include issues such as flooding.

How often are property inspections done?
Move-in inspections are completed at lease signing, and routine inspections are conducted twice per year. Tenants will always receive at least 24 hours’ notice before an inspection (except in emergencies).

What happens if I can’t provide access for an inspection?
Tenants are responsible for allowing access. Missed inspections or denied access may result in tenant fees.

What if I need to break my lease?
VHS may work with tenants in these situations, but the tenant is responsible for covering the leasing commission fee and remaining lease obligations until a new tenant takes possession.

How do I get my security deposit back?
Security deposits are refunded within 45 days of move-out if the property is left in the same—or better—condition as at move-in, and all lease terms are met. Deposits cannot be applied to the last month’s rent.
