How to Pay Rent & Request Maintenance

Rent & Security Deposits
Rent is due on the 1st of each month and can be paid easily online through the Tenant Portal, by check, or by money order. Security deposits are refundable within 45 days of move-out, provided the property is left in good condition. Please remember deposits cannot be applied to your final month’s rent.

Request Maintenance
Prompt maintenance requests are an important part of keeping every home safe, clean, and comfortable. Tenants can easily submit requests through the Tenant Portal, allowing our team to address issues quickly and maintain each property to the highest standards. By reporting concerns right away, you help us ensure your rental home stays in excellent condition throughout your tenancy.

Property Inspections
To keep our homes in Culpeper, Warrenton, and the Piedmont region safe and well-maintained, inspections are conducted at move-in and twice a year during your lease. You’ll always receive at least 24 hours’ notice, and tenants are responsible for providing access to the property. Missed appointments may result in fees.

How do I pay my rent?
Rent is due on the 1st of each month and can be paid securely online through your Tenant Portal, by check, or by money order. VHS does not accept cash payments.

Can I use my security deposit to pay the last month’s rent?
No. Security deposits cannot be applied to your final month’s rent. Deposits are refundable within 45 days of move-out if the property is left in the same—or better—condition.

How do I submit a maintenance request?
All maintenance requests should be submitted through the Tenant Portal. For after-hours emergencies, our 24/7 response team is available to assist.

How often are property inspections done?
Move-in inspections are completed when you sign your lease. In addition, VHS conducts two routine inspections each year to check property condition and address maintenance needs, with at least 24 hours’ notice provided.

What if I can’t make it to an inspection appointment?
If you miss an inspection or fail to provide access, tenant fees may apply. Contact us right away if you need to reschedule.

Are pets allowed in my rental home?
Pet policies vary by property. Tenants must complete PetScreening for pets or service animals as part of the application and lease process.

What happens if I pay rent late?
Late rent may result in fees as outlined in your lease agreement. To avoid additional charges, always pay by the 1st of the month through your Tenant Portal.

How do I renew my lease?
VHS will notify you when it’s time to renew. Lease renewals may include updated terms, rent adjustments, or inspections.

What should I do when I’m ready to move out?
Tenants must provide written notice according to the lease terms. The property should be cleaned and left in the same condition as move-in to ensure a full deposit refund.
